The city of Burbank is located in the southeast portion of the San Fernando Valley. It is approximately 15 miles north of downtown Los Angeles. The community covers 18 square miles and boasts a population of 106,000 residents. For the most part, Burbank real estate is flat. However the north end of the city does have some homes perched in the hills with great views of the Valley. Real estate prices range from around $425,000 to over a million dollars. The median price is $550,000.

The city really got its start when a dentist named Dr. Burbank purchased 4000 acres of real estate in the southeast Valley and opened a sheep ranch. In 1886, residential lots were sold for the first time at $100 to $150 each. However, in order to purchase a plot, each owner was required to build at least a $2,000 house within the first six months. This protected the town from land speculators. In 1887 the area was officially named Burbank. A land speculation bubble in the late 1800’s resulted in very little real estate development until the early 1900’s. In 1911 the 500 residents of the area voted to incorporate as their own city. By 1930 Burbank had annexed additional land and had a population of 16,622 residents. In the mid 1920’s Lockheed Aircraft Company had purchased land in Burbank and started building a production plant. By the time The United States entered World War II, Lockheed had 94,000 employees producing planes. By 1943 the city had a population of 53,900. The motion picture industry also contributed to the early development of the area. Starting in the mid 1920’s movie studios started buying up land. By the late 1930’s Warner Brothers, Columbia Pictures and Walt Disney all had production studios in Burbank. After the war, a real estate boom saw the remaining farms and orchards in the area developed into homes and commercial districts.
