Encino is located on the South rim of the San Fernando Valley between the communities of Sherman Oaks and Tarzana. It’s roughly 20 miles Northwest of downtown Los Angeles. Encino real estate values range in price from around $415,000 to properties in the millions. The area North of Ventura Blvd. is primarily flat. Many of the homes South of Ventura Blvd. are located in the hills and enjoy sweeping valley and canyon views. Encino real estate is not inexpensive. With the exception of a couple neighborhoods on the Northern end of the community, homes sell at a big premium. Like the rest of the San Fernando Valley, the area was originally used for fruit orchards. The community has a population of 43,000 and encompasses an area of 10 square miles.

Encino has always been home to many high-income professionals and celebrities. In the 1930’s it was a Mecca for many of Hollywood’s elite. There was a time when Clark Gable, John Wayne and W.C. Fields all had ranch style estates within a mile or two of each other. Today Ventura Blvd. is the heart of Encino’s business district. More than 50 restaurants and many corporate headquarters reside along this prestigious strip of road. In addition to expensive homes and first class restaurants, the pride of Encino is the 2,000-acre Sepulveda Dam Recreation Area. It is comprised of wide open parks, a small lake, miles of rollerblading and bike trails, six golf courses, a nature preserve, a world class Japanese garden center and an off leash dog park. As one who has played all the golf courses, ridden along every inch of bike trail, competed in softball leagues and rollerbladed around Balboa Lake, I can assure you it is a great area for recreation. Another point of interest is Los Encinos State Historical Park. Originally many of the Native Valley Indians congregated around a natural spring that still exists there. The five-acre park is located just north of Ventura Blvd. on Moorpark Street. On its grounds are several historical buildings that can be toured, including the first permanent structures built in the area.
