In 1917 J.H. Moshier, an oil man from Oklahoma purchased 4100 acres of land in the North San Fernando Valley. He built a dairy and also planted citrus, walnut, and apricot groves. He named this area Sunshine Ranch. In 1925 he offered his real estate for sale. The property was purchased by a group of wealthy businessmen. Shortly thereafter they subdivided the real estate into residential and commercial lots. The first home and commercial building was built in 1926. At this time the area was still known as Sunshine Ranch. In 1927 the name of the subdivision was changed to Granada Hills. It was named after a town in Spain called Granada that has a very similar climate and topography to Granada Hills. Because of it’s remote location in the 1920’s, the number of residential homes did not start to increase until the 1940’s. Actor James Cagney owned the "Cagney Ranch" in the 1940s, nestled in the hills north of Rinaldi, west of Balboa.
