Sherman
Oaks is close to two major freeways and serves as a gateway to the San
Fernando Valley. The community is located on the southern perimeter of the
Valley between the communities of Studio City and Encino. Sherman Oaks
real estate is comprised of level acreage North of Ventura Blvd. and a
hilly terrain South of Ventura Blvd. Many of these homes take in sweeping
views. Homes in the area are some of the most expensive in the San
Fernando Valley. The Median cost for a house is $730,000. Condos and townhomes
are considerably less expensive. The community
encompasses 8 square miles and has a population of 53,000 people. Sherman
Oaks was one of the first San Fernando Valley communities to experience
intensive real estate development. The area subdivision map was filed in
1911.

The community is a very centrally located. The intersection of the San
Diego and Ventura freeways as well as canyon routes to the L.A.
basin are all located within Sherman Oaks. The heart of this
community is Ventura Blvd. There are numerous boutiques and
plazas that line the street, providing residents and visitors with endless
window-shopping opportunities. In addition the area has two large shopping
malls (the Galleria is currently undergoing a major renovation).
Many
members of the financial industry, including banks and brokerage houses,
are located in Sherman Oaks. Sunkist Growers, one of the country's
oldest and largest agricultural cooperatives, has been rooted locally for
almost 30 years. Residents take great pride in their
community and the local Homeowners Association is recognized as an example
for others throughout Los Angeles. Every year the Chamber Of Commerce hosts a street
fair along Ventura Blvd. In 2000, an estimated 70,000 people attended.
