As first time homebuyers the whole process was a new experience for us. After viewing properties listed on the web, it became apparent we needed a Realtor to find listings before they were on the web and to show us the interiors of the homes.  Bob searched the real estate listings in our target areas daily so we would have the most recent listings, which were always well before these listings had been posted to the web.  At the same time, we were not forced to purchase right away.  We didn’t want to deal with someone that was going to strong-arm us into writing an offer on the first home we were shown. After talking with Bob, we felt very comfortable. We spent a long time explaining the features we would like in our first home.

 Given our limited budget, it became apparent there would have to be some compromises. Bob gave us excellent advice on how to obtain the most important features and remain within our spending range. It also became apparent that Bob was very familiar with all the neighborhoods in the San Fernando Valley and the Conejo Valley that we had an interest in. After looking at numerous properties, we settled on a home in Thousand Oaks. From the beginning of the negotiating process until the close of escrow, Bob took the time to explain every aspect of the deal in great detail.

At one point just before the close of escrow a big problem arose. The title to the house was held in the name of an out of state corporation. The seller (who lived locally) refused to give the title company any information on the corporation. The title company refused to insure the title and our lender refused to make a loan on our new home.  The seller stated he would rather let the deal fall out of escrow than reveal information about this Nevada Corporation.  Unfortunately we had to be out of our apartment in ten days.  At that point, Bob located a Government Web Site for the Nevada Department of Corporations.  From there he obtained just enough information to convince the title company to insure our title. The deal was saved!  I feel that if we were dealing with another Realtor, we may very well have lost our house.

From the searching phase to the close of escrow, we always felt that Bob had our best interests in mind. Having Bob as our Realtor gave us an experienced and networked professional.  We would strongly recommend him to our family and friends.
